Plan the year ahead

An annual condition review can support committee discussions, AGM preparation and maintenance budgeting. For Victorian properties, Consumer Affairs Victoria recommends annual common-property inspections. A paid annual condition inspection is not a universal statutory requirement.

In Victoria, tier 1 and tier 2 owners corporations must have maintenance plans; smaller tiers may choose them. Requirements in other states and territories are confirmed for the property’s location. Condition reports can inform that planning, with specialist cost forecasts and other advice agreed separately.
